El Centro Town Center II

El Centro Town Center II

Description

Situated at State Highway 86, or sometimes referred to as Imperial Avenue, El Centro Town Center is at the heart of border trading and economics as well as the gateway to Mexicali, Mexico. Governed by the water district of Colorado River irrigation system, El Centro has ample water supply and relatively cheaper electricity. Because of the uniqueness of the location at the entrance of El Centro and near the city border, the surrounding properties have thrived into a major retailing district that not only provides the new residential communities nearby with their everyday shopping needs but also caters to visitors from the bordering city – Mexicali with an estimated population of over one million people. On the west side of highway 86, major retail stores like Albertson, K-mart, Staple, Costco, and Wal-mart are already anchored along the highway to grab this golden sector.

The new development of Town Center II spreads across 38 acres and is directly opposite of Imperial’s most profitable Ford Dealer. South of the Town Center II is the already established Town Center I; Major tenants Target and Sonic burger are already serving the public community with ever increasing traffic. Lowe’s Home Improvement recently bought the parcel south of Target in Oct 2004 and is planning to open a new store in the near future. There are major road developments throughout Imperial county to raise the road and highway standard and to supply the ever increasing popular logistic industry in and around El Centro.
